
Site prep is everything between a lot as you bought it and a lot somebody can build on. Clearing, grubbing out stumps and root balls, stripping topsoil, and cutting the pad to grade.
Erosion control goes in first, not last. Silt fence, a rocked construction entrance, and inlet protection are cheap when they are part of the sequence and expensive when they are a response to a stop-work.
Wooded lots take longer than open ones and we say so when we quote. Stumps and buried debris are the two things that most often turn a fixed price into a change order, so we would rather flag them at the walk-through.
